Many clients question the expense of a living trust when a land trust can be less expensive to establish. However, the truth is that over the course of even a twenty year lifespan the cost comparison will come out much more favorably for the living trust. This is the case because the land trust will be held through a bank. With most land trust departments at banks now charging between $100-$150 for the annual maintenance fee (on top of other routine fees such as forwarding the property tax bill) the initial extra cost of a living trust, in comparison to a land trust, disappears very quickly….buried in bank fees.
